Choosing the Right Mattress for your Vacation Rental Property
If you want your vacation rental business to thrive, you need to pay great attention to what your guests are sleeping on!
Start by replacing stained or older mattresses. Experts suggest a mattress should be replaced every 5-7 years. The average home owner does it every 10 years. Sleep on it, literally. Then decide.
The number one mistake many property owners make when it comes to mattress selection is not recognizing that the typical twin bed (75 inches long) is considered a child’s bed within the hospitality industry. If you decide not to upgrade your twin mattresses to twin XL (80 inches long), then be sure to state that your beds are for children.
Twin XL mattresses are actually quite nice because they also convert easily to king. In fact, they are very popular with B&B owners and boutique hotels, due to their flexibility.
A traditional double/full sized bed is also considered sub-standard in the hotel business. Suitable for children, but simply not as comfortable as a queen or king for two average sized adults.
As a rule of thumb, stick to the following bed sizes, with a mattress thickness of between 10″ and 14″. Avoid super deep mattresses.
– Twin XL 39″ x 80″ x 12″
– Queen 60″ x 80″ x (12 to 14)
– King 76″ x 80″ x (12 to 14)
Why? If you have decided to buy proper hotel sheets, you will find it difficult to find a supplier for sizes not listed here. And hotel-quality sheets equate to better reviews!
And one more TIP – If you have more than one bed, regardless of size, I highly recommend that you stick to one pillow size. Again, you will find it so much easier to manage your sheets. After all, heads don’t get any bigger. Some people are concerned that a standard pillow appears too small when a king bed is made up. No worries, simply stagger pillows up against the headboard as seen below.
